Define what is changing
Decide whether the project keeps the current layout or moves walls, plumbing, gas or electrical points. Record cabinet length, countertop area, appliance changes, flooring, lighting and finish level. A clear scope prevents an apparently low quote from hiding missing work.
Break the budget into categories
Group demolition and disposal, cabinets, worktops, appliances, flooring, painting, plumbing, electrical work, lighting and labor. Mark each item as included, excluded or an allowance. Check whether tax, delivery, installation and finish materials are treated consistently across bids.
Use low and high quotes without double counting
- Enter the low and high total project quotes in the same currency.
- Add only costs not included in those quotes, such as owner-selected appliances or a separate permit allowance.
- Apply contingency to the subtotal and label the result as a planning range, not a guaranteed final price.
Protect the budget during construction
Agree in writing how changes, hidden damage, substitutions, payment milestones and delays are approved. Keep a record of selections and revisions. If work is staged, confirm which tasks can safely wait and which need to be completed together. Local consumer and permit rules vary.
