Start with a professional assessment
Cracks, sticking doors or uneven floors can have different causes. A visual symptom alone does not identify structural movement or the right repair. Ask a qualified structural or foundation professional to assess the cause, urgency, repair design and monitoring needs before pricing work.
Compare proposals by method and scope
Different work may address settlement, water entry or soil movement, and methods are not interchangeable. Ask each bidder to state the diagnosed cause, repair locations and quantities, proposed method, monitoring, warranty and what happens if conditions differ once excavation begins.
Build a budget range from local estimates
- Enter the repair length and low/high local cost per unit from proposals with the same method and scope.
- Add separate allowances for engineering, excavation, drainage, permits, access, backfill and landscape restoration when excluded.
- Apply contingency to uncertain work and compare written exclusions and warranties.
Use the result as a budget, not a diagnosis
The calculator applies a measured quantity and your rates; it cannot determine whether the foundation is failing or whether a proposed repair is adequate. Confirm engineering, local permits and any monitoring plan with qualified professionals. If the structure appears unsafe, keep people away and seek urgent local advice.
